Looking to sell your home?
Right now is the time. Spring through early summer is prime selling season in the housing industry, according to the National Association of Realtors. That’s especially true here in the Chicago area. The reasons are many, and they benefit buyers and sellers, alike.
The weather is warmer, making it easier for potential buyers to get out and look. The days are getting longer, giving more buyers more time to check out a home in daylight. Landscape is beginning to green up and flowers are blooming, giving your home more curb appeal.
Additionally, if you’ve put off any exterior improvements or maintenance because of winter weather, you can tackle that now. Spring is also the time when families are looking to buy so they can get settled in during the summer before school starts in the fall, which is why home-buying peaks during the month of June, adds NAR.
What all this means is that, if you’re a seller, you’re likely to get a higher price for your home during the spring/summer season. The law of supply and demand doesn’t apply in housing. Unlike other markets, where more inventory means lower prices, the housing market works the opposite way: Prices are highest in the prime season, when the most homes are listed, says NAR.
Another factor that benefits a spring sale is that your home could be appraised higher, since an appraisal is based on home sales near you. Since more homes are sold in spring, your valuation could be higher if more homes are being sold in your neighborhood.
Bottom line, whether your selling in prime selling season or any other time of year, consulting an experienced realtor is the best way to get the best price for your home.
