Tips for staging your home for sale

The house selling season is upon us. If you are ready to put out the “for sale” sign, read the following tips to help you sell your home more quickly.

Curb appeal. It’s the number one house-selling tip, and always worth mentioning right up front. The front of your house is the first thing potential buyers will see. If they do a drive-by, as many do, and don’t like what they see, they’ll likely keep on going.

Fix any broken windows, scrape peeling paint and repaint, including trim, porches, etc. Power wash, prune shrubs, pull weeds and mow the lawn. Make sure windows are clean. Then, make the backyard look as good as the front yard, removing yard clutter and debris.

Declutter inside, too. Clear out unnecessary items down to the bare bones so buyers can picture themselves in your house. Pack up personal items like photos, collections, toys, etc. If you need to rent storage space offsite, do so. Clean out closets, too, because everyone checks out closets when house hunting, and a half-full closet looks bigger than one that’s stuffed.

Then, clean the house from top to bottom — floors, walls, windows, grimy kitchen cabinets, carpeting, appliances. A clean house sells faster. Much faster.

Paint covers a multitude of sins, so the saying goes. If your walls are still sporting the “in” color from 20 years ago, paint. You’ll be surprised how much it brightens a room. Use calming, neutral colors, however to draw the most buyers. In the bedroom use clean linens and in the bath invest in a plain white fabric shower curtain and inexpensive towels.

Rearrange furniture, if necessary, and add just a few homey touches like flowers, a bowl of fruit, or a coffee table book. Nothing says “welcome home” like a fresh-baked pie, a plate of cookies, or the scent of a vanilla candle.
